It’s well worth it to find ways to increase the appeal for your tenant stay put. In many cases, the incentives you offer your tenant potentially will cost much less than the expense to carry a vacant unit.
Being proactive with maintenance requests can go a long way to keeping tenants happy. If they are doing their part to keep your property clean and tidy, acting quickly on maintenance requests can make them feel appreciated.
Check in with your tenants every now and then to make sure things are ticking along and everything is working in the property as it should. When tenants contact you, even if you can’t answer immediately, a courtesy – “have received and will get back to you in X timeframe” just to let them know you are working on it will be appreciated. Nothing is worse than not knowing what is happening. Should they resend or will that come off aggressive?
Offering upgrades can be a great incentive for tenants. Lifestyle is increasingly important to Gen X and millennials who are now moving into rentals. Show some flexibility in upgrades they might want such as fresh paint/carpet. You might get to split the costs and increase your property value.
Small Christmas gift or card. Let them know how much you appreciate their good care of the property.
