As your tenants fixed term comes to an end, you’ll want to know their plans. If they’ve been reliable tenants you want to stay on, or not so reliable tenant that you want to move on – sending a renew/vacate notice will buy you time to plan for either eventuality.

As landlords we should always take the lead so we not having to react last minute which tends to cost. As fixed term leases come to an end, if neither party contacts the other the lease will automatically roll onto a periodic tenancy. That is a tenancy which does not have a fixed end date and will run until either party gives notice.

If you want a reliable tenant to stay on, or a not so reliable tenant to move on – you are best to send a renew/vacate notice to determine your tenants intentions. In New Zealand this can be sent any time from either party between 90 and 21 days of the initial lease period end date.
